Everyone in West Chester knows that there are different types of maintenance tasks associated with keeping your automobile in tip top shape. Did you also know there are tasks that can be performed at various intervals to keep your home’s furnace in peak running condition?

For example, the most frequent maintenance task is checking the filters in your air handling unit. These are often called furnace filters but in reality, they serve the same function to filter air to and from your air conditioner, too. It might be easiest to just call them air filters. The frequency of replacing or cleaning air filters usually depends on the type of indoor environment you live in – like humidity levels, number of household pets or occupants, etc. In general, filter maintenance should occur every one to three months.

A less frequent maintenance task is cleaning the moving parts of the internal mechanism. You may only need to have your furnace cleaned every six months to a year, depending on its use. In some cases you can perform the cleaning yourself or it is included in an annual cleaning as part of a service agreement with a qualified heating and cooling contractor. A furnace can typically run at peak efficiency when it is cleaned on an annual basis.

You can also make it a regular habit of checking the motor bearings and fan belt, too. You can lubricate the bearings and tighten or replace the fan belt on a same schedule as cleaning the moving parts.

Other maintenance tasks related to your furnace, which may require longer interval times include ventilation system cleaning, or more commonly known as duct cleaning. Some homes don’t require this type of maintenance more than every five to ten years – perhaps longer. Unless there are unusually high levels of dust, allergens, or contaminants in the air, most ventilation systems can remain clean for several years.

Here are five ways to conserve heat that you might not have considered.

1. Insulate Recessed Light Fixtures

While recessed light fixtures save space and give you more control over lighting and design, such as task lighting in kitchens, they can be a hidden source of heat loss. Feel around your recessed lighting fixtures to see if there’s cool air or a draft. If you do, they could need more insulation. However, you have to be extremely cautious about what type of insulation you use around electrical wiring and fixtures. Check with the manufacturer, or call an electrician if you aren’t sure what  type of insulation to use.

2. Insulate Water Heater Tanks

Part of your heating bill each month goes to heating the water in your home. Whether you have a gas, electric, solar, or hybrid hot water heater, every water heater tank has an R-value that determines how much heat it loses. If you have a low R-value, your tank may need more insulation. Call a professional plumber or check your owner’s manual for the R-value of the model you own, but the general rule is that if the tank is warm when you touch it, you may need to buy a “jacket” for your water heater. These are fairly inexpensive, easy to install, and can be found relatively anywhere you buy insulation.

3. Open Curtains on South End

The southern end of your home will get the most sunlight in the winter. If you have curtains or blinds on your windows or doors, leave them open during the day, and make sure you close them at night. Opening them will help warm up the home naturally during the day, and closing them will help keep the cold air out and warm air in at night.

4. Storm Windows and Doors

Many homeowners know they have the option of upgrading old doors and windows that leak air, but not everyone can afford to upgrade all the doors and windows at once. You can also install storm windows and doors to help reserve heat. Before you start comparing prices, remember to measure, since measurements will affect the cost.

5. Close Fireplace Flue

Whenever your flue is open, you are losing large amounts of heat. Close the damper if the fireplace or chimney is not being used. You can also consider upgrading to a more air tight damper.

When you are in the market for a new furnace for your Amelia home, there are several reasons you should pay attention to the annual fuel utilization efficiency (AFUE) rating. All newer model furnaces get an AFUE percentage, which measures how much fuel a particular model converts into heat. Furnaces with higher AFUE ratings are more efficient, but the size and type of furnace will also factor into how much you’ll save on energy costs.

Understanding the AFUE Ratio

The minimum AFUE rating for new furnaces is 78%. This means that seventy-eight percent of the fuel is turned into heat, and the remaining percentage is lost either through poor insulation, air leaks, or the ventilation system in the home. Because there’s no heat loss through a chimney flue, some all-electric furnaces can have an AFUE rating as high as 98%. However, if the cost of electricity used to meet your normal heating needs is higher than the efficiency savings, you may want to consider other options. Furnace Efficiency Features

Furnaces manufactured 15-20 years ago have significantly lower AFUE ratings (between 55%-70% for most older models) because they are typically single-stage, or single-speed systems. Single-stage furnaces are less efficient because they are designed to cycle on at full capacity and shut off when the desired temperature is met.  Newer, two-speed models have a second setting that runs consistently at a lower speed, which saves energy by burning less fuel. Multispeed furnaces that have variable-speed blowers are the most efficient because they operate at various levels and automatically adjust to the thermostat to maintain a constant temperature.

If you look at the AFUE ratings for multispeed and variable-speed furnaces, the ratios should be above 80%. Keep in mind that this only determines the efficiency levels for the furnace itself. You’ll need to factor in whether or not your Amelia home has proper insulation and other upgrades, such as double-paned windows and doors.

Maintaining Proper Ventilation for Combustion Systems

Anytime you maintain, retrofit, or replace a gas heating system in your Newtown home you also need to be concerned with air quality. Combustion air is needed by all oil and gas heating systems to support the combustion process. This air is provided in some homes by unintentional air leaks, or by air ducts that connect to the outdoors. The combustion process creates several byproducts that are potentially hazardous to human health and can cause deterioration in your home. You can protect yourself from these hazards, as well as maintain energy efficiency, by ensuring that your chimney system functions properly and that your gas heating system is properly ventilated. In some cases, installing a sealed-combustion furnace can also help.

Chimneys

Properly functioning chimney systems will carry combustion byproducts out of the home. Therefore, chimney problems put you at risk of having these byproducts, such as carbon monoxide, spill into your home.

Most older gas furnaces have naturally drafting chimneys. The combustion gases exit the home through the chimney using only their buoyancy combined with the chimney’s height. Naturally drafting chimneys often have problems exhausting the combustion gases because of chimney blockage, wind or pressures inside the home that overcome the buoyancy of the gases.

Atmospheric, open-combustion furnaces, as well as fan-assisted furnaces, should be vented into masonry chimneys, metal double-wall chimneys, or another type of manufactured chimney. Masonry chimneys should have a fireclay, masonry liner or a retrofitted metal flue liner.

Many older chimneys have deteriorated liners or no liners at all and must be relined during furnace replacement. A chimney should be relined when any of the following changes are made to the combustion heating system:

When you replace an older furnace with a newer one that has an AFUE of 80% or more. These mid-efficiency appliances have a greater risk of depositing acidic condensation droplets in chimneys, and the chimneys must be prepared to handle this corrosive threat. The new chimney liner should be sized to accommodate both the new heating appliance and the combustion water heater by the installer.

When you replace an older furnace with a new 90+ AFUE appliance or a heat pump. In this case, the heating appliance will no longer vent into the old chimney, and the combustion water heater will now vent through an oversized chimney. This oversized chimney can lead to condensation and inadequate draft. The new chimney liner should be sized for the water heater alone, or the water heater in some cases can be vented directly through the wall.

Other Ventilation Concerns

Some fan-assisted, non-condensing furnaces, installed between 1987 and 1993, may be vented horizontally through high-temperature plastic vent pipe (not PVC pipe, which is safely used in condensing furnaces). This type of venting has been recalled and should be replaced by stainless steel vent pipe. If horizontal venting was used, an additional draft-inducing fan may be needed near the vent outlet to create adequate draft. Floor furnaces may have special venting problems because their vent connector exits the furnace close to the floor and may travel 10 to 30 feet before reaching a chimney. Check to see if this type of venting or the floor furnace itself needs replacement. If you smell gases, you have a venting problem that could affect your health. Contact your local utility or a Newtown heating contractor to have this venting problem repaired immediately.

Chimneys can be expensive to repair, and may help justify installing new heating equipment that won’t use the existing chimney.

It’s important to maintain the ventilation system in your Anderson home for many reasons. Increasing the efficiency of your HVAC system and lowering your utility bills are a few of them, but safety is the best reason to keep your vents clean, particularly your clothes dryer vent.

Clothes dryers are one of the leading causes of house fires each year. Poorly maintained venting systems and improper installation are usually the cause. Protect your home with these maintenance and safety tips.

Even if you clean out the lint trap after each use, lint can still get trapped in the exhaust vent and cause a fire hazard or a potential carbon monoxide leak with gas dryers. Maintaining proper ventilation for a clothes dryer includes cleaning out the exhaust duct and hose. To do this, you just need to unplug your dryer and detach the hose, which can be removed with common household tools. At least once a year, you should also have a qualified technician inspect and clean your exhaust duct and make sure you have the proper style hose. Dryers that aren’t properly installed or put in areas that could create hazards are often found in older homes; however, some newer homes are built with designs that create longer ventilation paths and more potential for debris to get trapped inside the ducts.

In most cases, you’ll have a choice concerning what type of fuel you’d like your Newtown home’s furnace to burn. For most people, this choice comes down to propane, oil or natural gas. The one you choose could significantly impact the cost of heating your home for many years to come, but it’s usually a pretty clear cut decision.

One thing to remember is that most furnaces that burn natural gas can also burn propane. If you don’t yet have a propane tank but are considering getting one, you might not have to make a final decision just yet. Although it’s generally better to set up your furnace for one type of fuel and then leave it that way, you will likely still have the option of converting later on if you should choose to.

If you do have access to natural gas, though, that’s probably going to be your best option. Furnaces that burn natural gas or propane are generally much more efficient than any other type of furnace on the market. You can get them with annual fuel utilization efficiency (AFUE) ratings as low as 80% and as high as 97+%, so that ensures that you’ll be able to find the one to fit your specific situation.

If you’re facing particularly harsh and frigid winters, you’ll want to choose the most energy efficient option available to you and that’s pretty much always going to be a natural gas furnace. Of course, when you’re looking to decide between natural gas and propane as a fuel source, you’ll just want to compare the relative cost for each in your area. For some people natural gas is cheaper, while it’s propane for others. And since your furnace will operate at the same efficiency no matter which of these fuels you choose, you just need to choose the cheapest.

Oil is certainly an option as well, but if you’re looking for a very high efficiency furnace, you’re not going to find one that burns oil. That doesn’t mean that an oil burning furnace might not be a good investment for you. If you don’t have access to natural gas in your area and your heating load isn’t that high, oil might be a perfectly economical choice for you.

If you do opt for a super high efficiency furnace, but don’t have access to natural gas lines, propane is probably the way to go as opposed to oil.
